Service Plans

Bay Area Services offers preventative maintenance plans to help keep your equipment operating at peak efficiency all year long. With our Safety and Efficiency Agreement, you are considered a preferred customer, and this entitles you to priority service, annual equipment tune-ups and safety inspections, discounts on service, parts, and filters, and most importantly peace of mind.

The purpose of these plans is to provide you and your family with heating and cooling equipment that runs safely and efficiently, as well as help to extend the life of your units. You can rest easy knowing that because of your preventative actions, your equipment has been has been inspected for the production of the odorless, poisonous, and deadly gas—carbon monoxide.

Furnace Tune-up: Performed in the fall

  • Check gas line from the furnace shut off valve to the burners for leaks
  • Check blower wheel and motor, lubricate motor, and check belt
  • Check the thermostat operation and calibration
  • Check the operation of safety controls
  • Check the current draw and voltage under a full load
  • Clean and adjust the burners
  • Checking venting system for obstructions and ensure proper draw
  • Visually inspect heat exchanger
  • Inspect air filter condition
  • Check drain line
  • Check fan switch operation, and adjust settings if necessary
  • Test gas pressures
  • Inspect, clean, and adjust pilot and replace thermocouple
  • Test temperature rise
  • Service sticker installed

Air Conditioning Tune-up: Performed in the spring

  • Clean the indoor and outdoor coils
  • Check the blower wheel and motor, lubricate motor, and check belt
  • Check thermostat operation and calibration
  • Check operation of all safety controls
  • Check the current draw and voltage under a full load
  • Inspect wiring and connections, repair if necessary
  • Check refrigerant (freon) charge
  • Test compressor contacts
  • Inspect air filter condition
  • Check the condensate pump and drain line
  • Check the fan switch operation and adjust settings if necessary
